How many villas are in the Private Villas Mexico portfolio?
We keep the selection small on purpose. At any given time, there are roughly 15 to 20 villas in the portfolio. Each one is personally vetted. Most are within a short drive of each other along Soliman Bay, Tankah, and Akumal.
What's included with every villa booking?
Daily housekeeping, full chef service for breakfast and one additional meal, a dedicated concierge, and a set of in-villa amenities (yoga mats, beach games, hotel-grade linens, bathroom products). Additional services like multi-course dinners, boat days, spa treatments, and excursions are priced separately and handled by the concierge.
Can I visit the villa before booking?
In most cases, yes. If you're in Tulum and considering a longer stay, we can arrange a walkthrough. For distance bookings, we offer live video tours — a member of the team walks the property on FaceTime and answers questions in real time.
What's the difference between a boutique villa and a beachfront villa?
Beachfront villas sit directly on the sand, typically on Soliman Bay, Tankah, or Akumal. Boutique villas may be jungle-side or a short walk from the beach — often with more design character and lower rates. Both come with the same service standard. The difference is atmosphere, not quality.
Do villas come with security staff?
All villas have 24-hour on-site staff or security, depending on the property. Larger estates have dedicated night staff; smaller homes share security across a gated enclave. Safety in our portfolio isn't something we treat as an afterthought.
